Case Study: 71-72 The Kingsway, Swansea

A landmark net-zero development by Swansea Council, 71/72 offers an outstanding work environment – at the heart of The Kingsway redevelopment project in Swansea city centre. 

Morgans Consult were subcontracted by Bouygues UK, a leading construction and property development company, to manage the implementation, manufacture and install of signage solutions throughout the site, including wayfinding, large illuminated exterior signage, and brand installations.

We also were commissioned by BOF, who were supplying sustainable furniture solutions to the Kingsway site, to create a 17-metre acoustic wall in the building reception.

The Space

Located at the former Oceana nightclub, the building is estimated to be worth £32.6 million per year to Swansea’s economy and will house 600 workers across 114,000 sq. ft. of mixed-use space.

The 5-storey building houses a range of facilities, including innovative internal and external public areas, comprising retail, food and beverage spaces, an event hall, flexible / serviced workspace and 47,000 sq. ft of impressive Grade A office space. 

Other standout features of this innovative development include a roof terrace, beautifully landscaped with trees, shrubs, and other greenery, complemented by tree planters on all balconies. A new pedestrian link connects The Kingsway with Oxford Street, while balconies offer impressive views of the city centre and Swansea Bay.

The building has solar panels on the roof, as well as heat recovery systems to minimize energy use. It also includes 69 bike spaces and electric bike charging, as well as extensive shower and changing facilities. 

The Signage and Wayfinding Solution

With so many different facilities and zones across the 114,000 sq. ft, the ability for new visitors to be able to quickly and easily navigate the complex space was paramount. The extensive bilingual wayfinding scheme, created by Wolfströme Design on behalf of Architecture 00, is impactful yet in keeping with the aesthetic of the building. The large illuminated external signage is unmissable.

PET Felt Acoustic Wall Commissioned by BOF

In 2024 Morgans Consult launched Ffeel Acoustics, a felt acoustics range offering incredible sound absorbing qualities for internal environments. Ffeel Acoustics are made from PET felt, a soft and tactile material – manufactured entirely from recycled plastic bottles.

This range of acoustics are customisable, offering endless opportunities to improve audio clarity and privacy in a range of environments.

Through our relationship with BOF, a long-term partner of Morgans Consult and furniture supplier for 71-72 The Kingsway, we were commissioned to design an acoustic wall for the open plan building reception area. At 17 metres long and 3.5 meters high, this acoustics wall features v-cut construction, building brand marks, along with a CNC cut map of West Wales.
